We Are Not Sinking! Oahu Real Estate
While real estate prices are plummeting on the mainland we are experiencing a less dramatic decline in single family home prices on the island of Oahu. There are several reasons we are less affected, the main one being that we offer straight forward mortgages, not the creative financing used on the mainland. People tend to hold on to homes longer on the island and creative mortgages are not necessary.
Other factors that come into play when looking at the Oahu real estate market are the international clientele, the reasonable prices, and conservative buyers. As mentioned before, most Oahu real estate buyers are not looking for a quick turn around on their property and they are more conservative. Our buyers are looking for a second home, a retirement home, or a residence and not a money making endeavor.
Oahu is fortunate in that we attract buyers from all over the world. This international buying pool opens our market up and helps keep it healthy. Oahu realtors also know that over-pricing homes on the island gets you nowhere. Our realtors encourage clients to under price a home and then work to create a buzz in order to get a good price. This is a great way to stimulate the market.
